What does Larsen Irrigation actually do?
We manage irrigation so you don’t have to. That includes seasonal startup and shutdown, diagnostics, repairs, controller management, and simple issue reporting — for property managers, HOAs, and homeowners. We call it Water With Ease — and it comes with the Water With Ease app for reporting issues.
How does your pricing work?
Two parts: a recurring management fee that covers ongoing management and defined seasonal services, and a transparent fixed-price repair menu for repairs. Anything unpredictable is diagnosed and quoted before work begins. See our

How much is a system diagnostic?
A full system diagnostic is $150 per property — it documents your system with photos and produces a clear list of any repairs with fixed-price quotes.
Do I have to sign up for management to get a repair?
No. You can book a one-time diagnostic or repair. But most property managers and HOAs find ongoing management saves time and money once they see the service history.
What is Water With Ease?
Our app. In the Water With Ease app, a tenant or homeowner reports the irrigation issue with a photo, and it goes straight to our team — while managers get a dashboard of every request.
