Irrigation complaints are a time sink for a property-management team — a different tech every time, surprise invoices, and no record of what was done. We take it off your plate entirely.

What You Get

  • One irrigation partner for your whole portfolio
  • Portfolio pricing — 15–25% off regular menu prices, based on how many properties and where they are. No surprise invoices.
  • Tenant issue reporting through the Water With Ease app
  • Seasonal startups, inspections & winterization
  • We manage the watering from every controller, remotely
  • Service history & photos documented per property
  • Priority scheduling for managed properties

We Run the Controllers. You Don’t.

Every property gets a B-hyve smart controller that we manage from our account. You and your tenants never have to touch a timer:

  • Watering schedules set for each yard’s zones, plants and sun
  • Automatic adjustments for weather and season
  • Rain and freeze skips, so no sprinklers running in a storm
  • Your city’s watering days and restrictions, kept current
  • Tenants can’t accidentally leave a zone running for days

What It Saves

Per home, per yearEstimate
Water saved with a smart controllerup to 15,000 gal
Water bill savings (metered outdoor water)~$20–$70
Smart controller rebate to the owner (one time)up to $100
50-home portfolio, water bills~$1,000–$3,500/yr

Based on Utah Water Savers’ smart controller estimate and Utah County summer water rates of about $1.24–$2.27 per 1,000 gallons. Homes on flat-rate secondary water see savings once meters arrive (required statewide by 2030). The bigger savings usually come from catching stuck valves and broken heads early.

Property Manager FAQs

How do you start with a new property-management company?
Start with as many properties as you like — a handful or your whole portfolio. Larger portfolios are onboarded in batches so nothing slips. Each property gets a spring startup and full system check. A B-hyve smart controller is optional and installed at portfolio pricing. Then it’s management at $29/property/month, with repairs at 15–25% off regular menu prices for portfolios.
Who controls the watering schedule?
We do. Every B-hyve controller is managed remotely from our account: watering schedules set for each yard, automatic adjustments for weather and season, rain and freeze skips, and your city’s watering rules. Tenants don’t need to touch it, and your team never has to.
How much can a smart controller save on the water bill?
Utah Water Savers estimates a smart controller can save up to 15,000 gallons a year per home. Where outdoor water is billed by the gallon in Utah County (roughly $1.24–$2.27 per 1,000 gallons on summer tiers), that’s about $20–$70 per home per year on the water bill alone — more when it catches a stuck valve or overwatering early. Each controller can also earn the owner up to a $100 rebate. Many homes here are on flat-rate secondary water today, but meters are required statewide by 2030.
How is this different from just calling a sprinkler repair guy?
We manage irrigation so your team doesn’t have to. Instead of chasing down a different tech for every complaint, you get one vendor, one point of contact, fixed-price repairs, seasonal care, and a documented history for every property.
How do tenants report irrigation problems?
Through the Water With Ease app: a tenant reports the issue with a photo, and it lands in our dashboard — keeping your office out of the middle.
How are repairs billed?
The management fee covers ongoing management and defined seasonal services. Repairs are billed separately using our transparent repair menu, and anything unpredictable is quoted before work begins.
